Patios and Decks.

Now that Spring has arrived (Yaaayyyyy) I would like to address the use of your decks and patios.

It is so wonderful to see all planters filled with beautiful flowers. The display certainly brightens the area. For safety reasons, please remember not to balance pots on the railings. Be careful of watering, especially if you have neighbors beneath you.

I have been asked about the display of flags. You may have the American flag displayed ( in good condition, please) No other flags may be flown – even if you are an avid Giants- Jets fan !!

There has been an ongoing discussion to allow seasonal lights. Please consider those around you- small white lights on a timer so you do not disturb others.

Frequently 3rd floor units use tables and umbrellas- please make sure your umbrellas are secured to prevent them blowing off during the infamous Garret Heights windy days.

Unfortunately, wind chimes are not allowed. It can be intrusive to other homeowners.

Decks are a limited common element- you , the homeowner have sole use of your deck or patio, repairs are the responsibility of the association. Painting is done periodically as budgeted but paint is available at the office if you would like to give your deck a fresh coat in between paint projects. Gray is the color – and must match the existing paint no other color is allowed.

Deck ceiling covers are the homeowner’s responsibility- these were installed by the homeowner or previous owners. Repair is at your own cost.

Two important notes :

1. Dogs may not be left unattended on your deck. Unattended is defined as left there alone- even if you are in your dining room- You must be physically present on the deck with the dog.
2. Open flame grills are not allowed. Charcoal and/ or propane may not be used on community property. This is a State Statue prohibiting the use of grills and not allowable . Grill statuts is one of the first questions asked by your insurance risk inspectors pending our approvals.
